This project involved the gut rehabilitation of a full floor commercial condominium space for the oldest arts organization in the country, American Federation of Arts. Chris Cirgenski provided project oversight for the development of the project, and also served as the contractor who built the space. Organized around a central core and conference space, the offices were given exterior light and air within an open space environment. Natural ash woods were used throughout to provide warmth, while maintaining a light palette of color. The ductwork of the HVAC system was organized within the central core of the space, with air being fed to the exterior through diffusers within the upper portion of the core’s perimeter wall, thereby providing much higher ceilings for the open seating areas. Completed within 12 weeks, one week less than the agreed upon schedule, the project was also constructed for less than the original budget.

Children's Museum of the Arts (CMA)

Cirgenski+Company served as the Owner’s Representative for CMA’s design and construction of their new facilities housed in the ground floor of 345 Hudson Street. C+C assisted CMA in guiding the design team; analyzing bids and selecting the construction team; review of cost estimating and scheduling; oversight of the project during construction implementation; and the securing of approvals and close-out documents for the entire project. Our continuous review and analysis of the project’s architectural design and construction documentation, including sketches, amendments and shop drawings allowed the project to be completed with minimal change orders and on schedule. C+C maintained contact and coordination with all members of the project throughout the project duration in order to create a team dynamic of accountability.

Cirgenski+Company continues to serve as the Owner’s Representative for the Colony Club Foundation, whose mission is to restore the exterior envelope of the historic Colony Club building on Park Avenue and 62nd Street. Initially the project scope was to repair and replace windows and exterior doors; however, a visual examination and due diligence of the entire exterior of the building lead to a more elaborate multi-phase construction program to address the additional conditions that were discovered. The phases comprise replacement of the slate roofs, and not only the functional and aesthetic concerns of the Club, but also restorations of the original appearance of the building and safety issues.
The work will ultimately be completed in separate phases in order to maximize the Foundation funds, as well as to maintain the envelope in a watertight condition. Phase I comprised the renovation of windows on floors six and seven and the roof, with additional work occurring at the fifth floor vertical slate wall surface. Phase II encompassed the sub-basement windows and doors up to and including the third floor mezzanine level. Additionally, site issues at the rear courtyard and areaways located on Park Avenue and East 62nd Street will also be addressed. The final phases involve restoration of floors four and five (hotel rooms); restoration of the rear yard and roof; the overall cleaning of the building façades; and marble and metal replacement and restorations. Prioritization of recommendations and consideration of the Foundation’s allocation of budget dollars is performed at the commencement of each phase.

Healthcare Chaplaincy (HCC)

HCC had a bold strategic mission to build a mixed-use building complex in Manhattan on a site it purchased that occupied 265-275 Cherry Street, which was to serve as the Chaplaincy’s new offices and educational facility headquarters. The new community facility was to be called the National Center for Palliative Care Innovation, and included an enhanced end-of-life assisted living facility known as The Residence; office space to support The Residence; an independent Group Medical Practice; and a community-oriented multi-use event space.
Cirgenski+Company spearheaded the development process as Development Manager. We provided site evaluation criteria, financial analyses, creating all of the financial models of the entire development, overall project scheduling, and sources and strategies for financing. The Chaplaincy was to own The Residence and its own offices, with the other components of the facility to be condominiums. HCC intended the facility to be eligible for a LEED Platinum certification.

National Dance Institute (NDI)

Cirgenski+Company served as the Owner’s Representative for the development of NDI’s condominium headquarters located at West 147th Street in Harlem. The project occupies the community facility space within the newly converted former PS90 and comprised the design and construction of four dance studio spaces, several large gathering areas, as well as administrative offices for NDI.
The First Floor space, roughly 4,000 square feet and formerly constructed as a residential condominium, required demolition and re-configuration to accommodate NDI’s office space. A new ground floor entrance, constructed on 147th Street, was designed to serve both the office space and to provide access via a new stair and elevator, to the Cellar Level, which comprises approximately 14,000 square feet. This level houses NDI’s studio dance spaces, as well as a performance space lobby, dressing rooms, restrooms and storage spaces. The project was completed one month ahead of schedule and was under budget.

C+C provided assistance in reviewing and suggesting business terms for the prospective space; developing the design and construction team, review and analysis of the project’s architectural design and construction documentation; review of cost estimating and scheduling for the project; and oversight of the securing approvals and close-out documents. C+C maintained constant contact and coordination with all members of the project team on a regular basis as well.
